Permit & engineering plans: $0. Not required for a fabric shade structure in most South Florida municipalities — typical savings of $700–$2,000 and 4–10 weeks of waiting.

UV is what fades your clear coat, cracks your dash, and dries your seats. Shade is the cheapest paint protection film you'll ever buy.
Because it's a fabric shade structure, not a permanent carport, no municipal permit is typically required and most HOAs treat it like a patio canopy. We'll confirm yours during the free measure.
We don't subcontract. Your canopy is designed, fabricated, and installed by Awning Brokers — State-Certified General Contractor #CGC1512265. One team, one phone number.
Submit the form below or call 305-525-7824. We'll ask whether you're covering one or two vehicles and your ideal timeline.
We come out, measure the driveway, talk through fabric and color options, confirm permit and HOA requirements for your address, and answer every question.
Your shade is built in-house using commercial-grade architectural shade fabric and matte-black square-steel posts. The fabric ties off at the four corners so you (or our concierge crew) can take it down in minutes when storms threaten.
Our own crew installs it. You park underneath it that evening.
We'd rather lose a sale than oversell. Here's exactly what this product is, and what it isn't.
Two-vehicle configuration
The same architectural shade panel scales comfortably from one vehicle to two. Four matte-black posts set in concrete footings, fabric tied off at the corners — nothing attached to your home.
Whichever you choose, it's the same install crew, the same warranty, and the same Awning Brokers craftsmanship that's been the standard in South Florida for 35 years.
The same engineering, in whatever fabric and configuration belongs on your home. Three real Awning Brokers installations.

Compare to $6,000–$12,000+ for a permitted carport awning, plus $700–$2,000 in permit fees and 4–10 weeks of municipal review. Financing available; ask at the time of quote.
In most South Florida municipalities, no. Because the Driveway Canopy is a fabric shade structure rather than a permanent carport, it typically doesn't require a municipal building permit. Permit and code requirements vary city by city — we'll confirm yours during the free on-site measure before any work starts.
Most HOAs treat fabric shade structures the same way they treat retractable awnings or patio canopies. We're happy to provide documentation, fabric samples, and renderings most HOA boards request. We recommend getting written HOA approval before install — we'll help you assemble the packet.
The fabric is designed to come down. Untie the four corners, fold it, store it in your garage — about 10 minutes of work. The columns themselves stay put and ride out the storm unloaded. After the storm passes, the fabric reinstalls the same way.
Don't want to climb a stepladder during hurricane prep? Concierge Take-Down is included for one year with our Premium tier and available as an annual add-on with any tier — we come detach and stow your fabric ahead of any forecast over 40 mph and reinstall after.
We recommend taking the fabric down for any forecast sustained winds over 40 mph — roughly tropical-storm threshold. In a typical South Florida summer that works out to 3–6 take-downs, mostly clustered in named-storm season. Outside of those, the fabric stays up. If routine take-downs aren't your thing, the Concierge add-on handles it for you.
It's water-resistant, not waterproof. The fabric sheds light rain and the structure is angled to channel water away from where your vehicle sits — which handles 95% of South Florida weather. In a sustained tropical downpour, expect some fine misting through the fabric. The same behavior you'd get from a premium patio canopy.
Yes. Architectural shade fabrics carry a multi-year manufacturer warranty against UV and mildew failure, and we warrant our installation workmanship. Specifics depend on the fabric you choose; we'll walk through the exact terms with your quote.
Most installs are completed in a single day after fabrication. From signed quote to installed canopy is typically a few weeks — far faster than the 4–10 weeks of municipal permit review a permanent carport requires.
Many. Our standard architectural shade fabric comes in a range of solids designed to read well against South Florida homes (the prototype shown is a warm tan). For the Premium tier, we offer Sunbrella canvas, which adds dozens of colors and stripe options. We'll bring physical samples to the free measure.
The columns sit in concrete footings and stay with the property, so most customers leave them as a value-add for the next homeowner. The fabric itself is portable — if you want to take it with you, untie it and bring it.
We can discuss payment options at the time of quote, including a financing partner that offers a soft-credit pre-qualification. Ask us when we measure.
We don't make claims about insurance discounts because policies vary by carrier. That said, some customers report lower comprehensive premiums after adding covered parking — worth a call to your agent before or after install.
